I'm looking for someone to take over my flatmate's room as he's moving out, so a lovely fully furnished double room will be available from 18th September in our bright and spacious two-bedroom flat in Winchmore Hill.

* 8-minute walk to Winchmore Hill Station (around 30 minutes to Moorgate)

* Bus stop directly opposite the building with buses to Enfield and Wood Green

* Big Sainsbury's and Tesco Express both within a 5-minute walk

* Waitrose around 10 minutes away

* Plenty of cafés, bakeries and restaurants nearby

* Medical centre just 5 minutes away

Winchmore Hill has a lovely village feel while still being well connected to Central London.

* Deposit: £797.50

* Bills not included (usually around £150–£170 per month, less during the summer - council tax band C)

Referencing

The tenancy is managed through an estate agency. You'll need:

* Valid ID and Right to Rent in the UK

* Last 3 months' payslips and matching bank statements, or a UK guarantor

* A previous landlord reference

The deposit will be settled directly with the outgoing flatmate, and your name will replace his on both the tenancy agreement and the deposit protection scheme.

About me

I'm Claudia, a 25-year-old Italian building a career in law. I love cooking (Italian food is definitely one of the perks of living with me!), going for walks, trying new cafés and restaurants, and generally making the flat feel like a nice place to come home to. If you're up for sharing dinner every now and then, I'm always happy to cook for both of us—but I'm just as happy doing our own thing.

I'm tidy, easy-going, and respectful of shared spaces. I enjoy a chat and a friendly home atmosphere, but I also appreciate everyone's privacy and independence.

I'm happy to live with anyone, regardless of gender—I'm simply looking for someone considerate, friendly, and LGBTQ+ friendly.
